June 1st marked an exciting milestone as we conducted the public lottery for Suffolk Place! We are excited to begin working with the selected households as they move closer to purchase.
Remaining homes and future openings will be offered on a first-come, first-served basis in accordance with program requirements.

What is Suffolk Place?

Suffolk Place Residences is a new affordable homeownership development located at 408 Suffolk Street in Lowell, Massachusetts. The development is currently under construction and is expected to be completed in Summer 2026. It will include 33 condominium homes—30 one-bedroom units and 3 two-bedroom units—and is part of a larger mixed-use effort contributing to the continued revitalization of the Acre neighborhood.

This development is designed to create meaningful homeownership opportunities for income-eligible, first-time homebuyers earning at or below 100% of the Area Median Income (AMI). Through Suffolk Place, buyers have the opportunity to transition from renting to owning, build roots in the community, and create long-term stability.

Merrimack Valley Housing Partnership is serving as the lottery agent for the development and will also support applicants throughout the process—providing guidance, education, and resources to help first-time homebuyers successfully prepare for and sustain homeownership.

The Suffolk Place lottery has concluded, and applications are now being accepted on a first-come, first-served basis for remaining opportunities. Interested first-time homebuyers are encouraged to apply promptly. All homes remain subject to affordable housing restrictions, including resale limitations, to ensure long-term affordability.

To be considered, applicants must submit a complete application package, which includes:

  • The Suffolk Place Application
  • A mortgage pre-approval letter (pre-qualification letters are not accepted)
  • A valid HUD-approved First-Time Homebuyer Certificate

Applications are being accepted on a first-come, first-served basis.

Marketing Period
